Due to the different coding and engineering of the sims 4, I don't think we'll get that anytime soon like we had it in the sims 2 and 3. I'm hoping that we'll be able to soon

You can try removing cc you don't use, merging cc, cleaning out the caches, turning down settings, and you can also turn on the setting in origin that will allow you to run the game on 64 bit if your computer is a 64 bit computer.

I have not had the issue of the constant monsters but I heard that some sort of light helps with it for some extent period of time. Then I also heard the light don't do ****

I usually use pictures of random black people with different facial structures and use them as a guide. It's almost like using a reference while drawing. It adds diversity to my game

It could be an outdated cc. I'm not sure if you have to update files that you put in your Tray. That issue has happened with me. Certain areas of my sim would disappear or have that weird looking question mark symbols because the cc was either outdated or I didn't have the mesh

Sadly the Simgurus confirmed that we won't have full control of where we can have apartments like we could in the sims 3, I'm assuming because of the different coding the sims 4 has. It's very limiting
